Timber framing is beginning to rise from the concrete podium of a mixed-use residential development in Carthay.
6055 W. Wiseman Residential’s project, located on Pico Boulevard, will ultimately include a six-story building that will house 125 apartments with more than 4,000 square feet of ground-floor commercial space and semi-underground parking.
Located at the intersection of Pico with Crescent Heights Boulevard, the apartment complex was entitled to use the Transit Oriented Communities incentive, which allowed a larger structure than otherwise allowed by zoning rules. In exchange for the bonus, Wiseman would have to set aside 13 of the new apartments as deed-restricted affordable housing for extremely low income levels.
Uriu & Associates is designing the 6055 Pico, which is described as a combination of Spanish influences and traditional materials. Plans call for amenities including a patio and a pool deck.
The project site is located just two blocks west of the intersection of Pico Boulevard and Point View Avenue, where Los Angeles-based Cityview recently completed construction of a similar mixed-use building featuring 123 apartments above retail space.
In addition to his Carthay project, Wiseman has also developed several projects with Pico in the neighboring Mid-Wilshire community.
